Please check the quick list of requirements below before applying for a lease:
Income – Applicants must have a minimum combined gross income of 3 times the monthly rent.
Credit – A credit report will be obtained on all applicants to verify credit ratings. Preferred credit score is 580+. Higher security deposit may apply if your credit score is below preferred level or if you have evictions or bankruptcies in the last 7 years. Debt to previous landlord and/or open bankruptcies will result in an automatic denial of the application.
Criminal History – A criminal background check will be conducted for each Applicant. The application will be denied for any felony conviction up to seven years prior to the application date, or any felony conviction for sex- and terrorism-related offenses, regardless of time.
Rental History – Based on your credit history, it may be necessary for us to contact your current or previous landlords to request rental payment history and general tenancy feedback.
Smoking - We do not permit smoking inside any of our homes.
Pets - We have "NO Pets" policy for all our properties.
Acceptable Income Documentation
Please have at least one of the following forms of acceptable income documentation before you apply to upload with your initial application:
Paystubs – Three most recent paystubs
W-2 Form from your Employer
Bank Statement - Two months of full bank statements
1099 Form - Most recent year with 2 months of bank statements
Social Security disbursement letters - A disbursement letter from the current year showing monthly amount or statement.
Child support - A court order or notarized letter from an attorney representing the terms of proposed assistance.
Final qualification and approval are determined after you apply.
Reservation Deposit - To secure a rental property, we require a reservation deposit. Normally, it is $500 that must be paid within 48 hours upon approval of your application. Reservation deposit will hold the property up until your move-in day. Upon your move in, that $500 is applied towards your refundable security deposit.
Security Deposit - Most of the times security deposit equals one month rent. It is refundable in 30 days after a tenant moves out of the property. Some or all of the deposit, however, may apply to cover damages to the property, cleaning fees, trash removal, outstanding utility bills, unpaid rent, late fees, court costs, eviction efforts, legal fees or any other expenses that may be incurred by the tenant's actions.
